While licensing rules vary from state to state and even community to community, it is always recommended to conduct work with a licensed contractor.

A mechanic’s lien is a claim against the value of a building or property to secure payment for materials or services provided to improve the property. The lien makes the property owner ultimately responsible for all expenses incurred in improving a property. The owner is responsible for paying all subcontractors and material suppliers, even if the owner has already paid the contractor in full.

An estimate is essentially just a guess from the contractor for how much they expect the service to cost. Though, if the estimated price is drastically lower than the billed price, you may have a claim for fraud against the contractor.

Depending on the jurisdiction of the agreed upon contract, the oral contract may be valid. Though, it is almost always best to use a formal, written contract-especially in construction work.

A building code is usually set forth by the local authorities and each structure built must abide by those guidelines.
